The Land
A review of Rowan County deed records tracing the full ownership history of these parcels indicates the land was part of a larger tract historically associated with Peter Kern, comprising approximately 1,100 acres. The Peter Kern House, a documented historic structure, is located in proximity to the subject parcels.
The parcels at the center of this research are located along Long Ferry Road in Rowan County, NC, in an area also known as Carlton Farms. The site is within the corridor studied in the Long Ferry Road Corridor Study, commissioned in 2022, completed and adopted by Rowan County in December 2023, at a documented public cost of $37,497.

The subject parcels were held by Hinson Lesley from 2012 through 2023.
In September 2023, the parcels were acquired by Atlas Property Solutions LLC — a one-month hold.

A concept plan associated with the site shows development of up to 13 large buildings totaling approximately 3.3 million square feet, along with an approximately 9-acre electrical substation described in the plan as Duke Energy-guided.
The Rezoning
In June 2024, the Rowan County Planning Board approved an amendment adding data centers as a permitted use in applicable zoning categories.
The Land Use Plan
In December 2025, Rowan County adopted an updated Land Use Plan. The Highway 150 / Miller Road / Briggs Road corridor — which intersects with the Long Ferry Road area — received a suburban transition designation under the updated plan.

The Adjacent Filing
In July 2025, Duke Energy filed a Preliminary Certificate of Public Convenience and Necessity (CPCN) with the NC Utilities Commission for two 850 MW natural gas combustion turbines at the Buck Station facility located at 1555 Dukeville Road, Rowan County (a site adjacent to the Long Ferry Road corridor parcels.)
