What Does the Basic MLS listing (Flat Fee for For Sale by Owners (FSBO) include)?

$350 MLS listing for 6 months includes:

  • Syndication to major real estate websites (Zillow, Trulia, Realtor.com, etc)

  • Up to 10 photos on MLS listing

  • Basic property description

  • Yard sign

  • Lockbox

  • What to expect when selling handbook

  • Cancel anytime

This $350 package is tailored for homeowners managing their own sale, with my support for essential tools for exposure. To ensure complete clarity, here’s what this package does NOT include:

1. Transaction Management: I do not coordinate or oversee any part of the transaction, including offers, negotiations, buyer communication, or closing tasks.

2. Pricing Assistance: I do not provide pricing advice, market analysis, or guidance on setting your list price.

3. Legal Advice or Compliance: I am not responsible for legal issues, contract disputes, or ensuring compliance with local, state, or federal real estate laws.

4. Disclosure Obligations:

• You are responsible for completing and providing all required seller disclosures (e.g., property condition reports) to buyers.

• If I become aware of a material fact about the property that must legally be disclosed, I am required to include it in the listing.

5. MLS Updates: Changes to your listing (price adjustments, updated descriptions, or status changes) are not included.

6. Marketing Beyond Basics: No custom marketing campaigns, flyers, brochures, or professional photos/videos are included.

7. Buyer Qualification: I do not vet buyers or verify their financing qualifications.

8. Inspection or Appraisal Assistance: I do not schedule or oversee home inspections, appraisals, or repairs.

9. Liability for Errors or Omissions: Any errors, omissions, or disputes arising from your FSBO sale remain your responsibility.

10. Open Houses or Showings: I do not host open houses, conduct showings, or provide in-person representation at any stage.

11. Communication with Third Parties: I do not interact with buyers, their agents, lenders, inspectors, title companies, or any other third party on your behalf.

12. Tax or Financial Advice: I cannot provide advice on tax implications or financial strategies related to your sale.
